Renting a serviced apartment in the city is a fairly simple process, but available apartments can be hard to find, since many students who attend the old university in the city choose to rent off campus. Regular apartments are cheaper than serviced ones and not usually filled with modern facilities, although air conditioning is quite common.

A one-month deposit is required by the majority of landlords and anything over a yearly contract will see the rental price drop dramatically.

The majority of sales in France are done without the assistance of an agent, although for those who are not native French speakers, it is advisable to use an agent. Property in Toulouse can be purchased by expats without restriction.

The buyer of a property is eligible to pay around eight to ten percent in tax upon the purchase of a property - a figure that falls to three to five percent if the house is younger than five years old. A document known as a 'promesse de vente' (promise to sell) will be signed by both parties and once signed, the person making the purchase has a total of 11 days in which to back out of the deal.
